Comment L21: Larry Rein (3 pages) Late Comment Letter <br />Related Bristol Development Comments — Larry Rein <br />Thanks for the opportunity to comment on the proposed Planning Commission Actions <br />regarding the Related Bristol Project. This project will have a major impact on the <br />character and nature of the neighborhood and I believe it requires more thought and L211 <br />public input than has been provided so far. I attended the first Sunshine Meeting, which <br />was really more of a developer's sales pitch, but have not attended additional ones as I <br />was unaware of them. I just scanned most of the environmental documents just <br />yesterday. Comments are below <br />Comments — Notice Mailed Notice <br />The notice says it was sent to those who live within 1000 feet of the project site. This <br />seems inadequate since a project of this magnitude will affect a much great area, <br />not only in Santa Ana, but also parts of Costa Mesa. <br />% of a mile seems more appropriate. The businesses affected attract customers L21.2 <br />from at least this distance. <br />I recommend holding off on the five action items for item 1, listed on the Planning <br />Commissions agendas for at least two weeks. <br />Comments — Overall density <br />• This seems to be an awful lot of people (8,000?) to put on 40 acres, especially <br />considering the adjacent 17 acres are undergoing similar development. Will you be <br />building an urban village or an urban jungle? <br />• How does the density compare with the developments around Anaheim Stadium? <br />These are not particularly attractive developments. <br />• How does the density compare with New York Cities Manhattan? <br />• Will future population growth support developments of this kind? The trend seems to <br />be outmigration from California. <br />Transportation <br />• 1 sure there will be plenty of concerns about overflow parking in the adjacent <br />neighborhoods. Consider requiring more parking than the minimum amount the <br />State is pushing. <br />Improvements are needed to the local freeway exits if anymore rush hour traffic is <br />added. Particularly the Bear Street exit off of 73. Please talk to Caltrans and OCTA <br />about this. <br />• As shown the on the attachments, six- and eight -foot -wide perimeter sidewalks are <br />shown. Please ensure the wide sidewalks are built for the sake of the residents of <br />the proposed development and locals, otherwise, people will be driving rather than <br />walking. <br />1 wasn't too impressed with traffic ingress and egress, shown in the development. <br />Please review again.
