Related Bristol Development Comments — Larry Rein <br />I don't believe bus convenience has been adequately addressed. Bus stops should <br />be close and adequate for this type of development, especially if you expect them to <br />have a limited amount of parking. <br />I haven't read the supportive findings regarding overturning the Airport Environs <br />Land Use Plan. If windy day flight patterns are affected and additional air traffic <br />occurs over the single-family homes, mitigation should be required. Maybe buy <br />everyone earmuffs. Will the outer approach height limits be adequate? <br />More electric charge stations are needed. The local electrical grid probably needs <br />improvements also, if it was mentioned in the environmental documents, I missed it. <br />General Development Comments: <br />• The entire neighborhood will be impacted by the loss of the businesses as well as <br />the businesses themselves. Our dentist is in the development, the stores we visit <br />are in the development area, several of the restaurants we frequent are in the area, <br />the gym I is in the area. If they are out of business even for an interim period it <br />affects everyone. The City and Developer should do all they can to find suitable <br />facilities nearby. <br />• The development needs to be coordinated with the adjacent Segerstrom <br />development and hopefully with South Coast Plaza. Part of South Coast Plaza <br />Parking could be used for staging. Maybe some of the existing tenants could be <br />relocated there. <br />• The base elevation for the site does not need to match the existing. Two or even <br />three feet higher should be acceptable and may reduce the amount of excavated <br />materials. <br />• The environmental documents propose improving local storm water drainage <br />facilities. A better solution in part or whole would be to construct percolation wells <br />for ground water recharge and or cisterns to capture and store some of the <br />rainwater for landscape use. This could and should be coordinated with South <br />Coast Plaza. It is very discouraging to see how much of the rainwater runs off the <br />pavement at South Coast even after a small rain. <br />• Hopefully, energy reduction is considered. <br />• As much of the pavement materials as possible should be recycled. <br />Page 2 of 3 <br />L21.4 <br />cont. <br />L21.5 <br />49 <br />
