12 <br />The City’s specific plan, specific development, and overlay zone areas are connected to the General Plan <br />Focus Areas, and are generally located along major arterials with public transportation options, such as <br />the OC Streetcar, the Santa Ana Regional Transportation Center, and some of the only rapid bus routes in <br />Orange County offered by the Orange County Transportation Authority. All of these areas have been <br />planned for high density housing and will foster walkable environment s with easy access to essential <br />services and amenities , providing a high quality of life for all residents, including lower -income individuals <br />residing in existing residences or future residents that will occupy units in future developments within <br />these areas. These areas have also seen the most investment in terms of development within the City <br />over the five years.
