In the event of Redeveloper's election to divide the Phase II Par- <br />cel, the development standards, land coverage requirements, and <br />other requirements of this Scope of Development are applicable to <br />each subparcel. <br /> <br />Design Objectives <br /> <br />The development on the Property shall show a high quality of site <br />planning and architectural design which provides for individual <br />and family privacy and a pleasing, safe and well maintained re- <br />sidential environment. The apartment complexes shall display <br />individual expression but shall maintain certain unifying char- <br />acteristics of structure, color, and landscaping which identify <br />all elements of the development as Part· of 'a larger single entity <br />and it turn, compatible with the total Redevelopment Project. <br />All structures shall comply with Minimum, Property Standards of <br />the Federal Housing Administration. <br /> <br />Buildin~ Controls <br /> <br />The.Redeveloper shall construct as part of Phase I improvemeDts, <br />two residential buildings with a total of 199 dwelling units and <br />a community center on the Phase I Parcel. ~ Both residential build- <br />ings shall b9 three stories in height. The commuhity center shall <br />contain approximately 5536 square feet of floor area. The amount <br />of land which may be covered by buildings shall not exceed 42 per- <br />cent of the Parcel. <br /> <br />The~Redeveloper shall construct on the Phase II Parcel as part of <br />Phase II improvements 8 residential buildings with a total of <br />approximately 316 dwelling units. The maximum height of any build- <br />ing shall .be 40 feet or 3 stories. The a~ount of land which may <br />be covered by buildings shall not exceed 30 percent for the Phase <br />II Parcel or anY subparcel. <br /> <br />The minimum set~ack from all property lines shall be as follows: <br />Ross Street - 15 feet; First Street - 60 feet; Third Street - <br />24 feet; and Flower Street - 3.feet. <br /> <br />Parkin~ ~ <br /> <br />Redeveloper shall provide a minimum of 77 spaces of on-site sub- <br />terranean parking for the Phase I improvements. Eighteen (18) <br />additional spaces shall be constructed on-site.for the use of guests. <br />Redeveloper shall provide a minimum of 300 spaces of on-site park- <br />ing for the Phase II improvements· All parking areas shall be de- <br />signed and improved in accordance with applicable.sections.of the <br />Santa Aha Municipal Code. <br /> <br />-2- <br /> <br /> <br />
