40~ RESOLUTION 94-021 <br /> <br />30. <br /> <br />31. <br /> <br />the North Harbor Boulevard Specific Plan and the Zoning <br />Ordinance and all other appropriate laws and regulations. <br />Additionally, the City shall establish design, development, <br />and construction requirements, as appropriate, to ensure that <br />land use incompatibilities and potential construction-related <br />disturbances would be alleviated to the greatest extent <br />possible. <br /> <br />- Responsible for Implementation: <br /> <br />City Planning <br />Building Agency <br /> <br />and <br /> <br />- Monitoring Phase: <br /> <br />Prior to Site Plan <br />Approval of Future Plans <br /> <br />- Method of Monitoring: <br /> <br />Plan Check and Review <br /> <br />- Monitoring Agency: <br /> <br />Case Planner and <br />Environmental <br />Coordinator, City <br />Planning and Building <br />Agency and Redevelopment <br />Project Manager, City <br />Community Development <br />Agency <br /> <br />Prior to construction, proponents of future redevelopment and <br />construction within the Specific Plan area shall acquire all <br />required permits, including demolition, grading, and building <br />permits. <br /> <br />- Responsible for Implementation: Future Applicants <br /> <br />- Monitoring Phase: <br /> <br />Prior to Future <br />Construction <br /> <br />- Method of Monitoring: <br /> <br />Plan Check and Review <br /> <br />- Monitoring Agency: <br /> <br />Case Planner, City <br />Planning and Building <br />Agency <br /> <br />Throughout ultimate implementation <br />Community Development Agency shall <br />following practices: <br /> <br />of the Specific Plan, the <br />continue to undertake the <br /> <br />ae <br /> <br />Set aside 30 percent of all tax increment revenues for <br />the development of low and moderate income housing. <br /> <br />Ensure that not less that 30 percent of all dwellings <br />constructed or rehabilitated with the assistance of <br />Agency funds shall be set aside for low and moderate <br />income households pursuant to State law. <br /> <br />13 <br /> <br /> <br />
