RESOLUTION 94-021 40 7 <br /> <br />Provide assistance to households displaced as a direct <br />result of Agency actions, including financial <br />participation in development projects. Assistance shall <br />be consistent with State law and shall, at a minimum, <br />include the payment of fair market prices for all units, <br />the payment of relocation costs, and the payment of any <br />cost differences between .the displaced unit and <br />replacement housing. <br /> <br />Replace all low and moderate income units that are <br />displaced as a result of Agency actions as required by <br />State law. <br /> <br />Ensure that businesses displaced as a result of Agency <br />action shall be provided with relocation benefits in <br />accordance with State law. This may include fair market <br />value for the land and the business, relocation <br />assistance, and loss of business due to any move. <br />Property owners also shall be offered the opportunity of <br />participating in the redevelopment activity. <br /> <br />Responsible for Implementation: <br /> <br />City Community <br />Development Agency <br /> <br />- Monitoring Phase: <br /> <br />Throughout Specific <br />Plan Implementation <br /> <br />- Method of Monitoring: <br /> <br />Plan Check and <br />Review <br /> <br />- Monitoring Agency: <br /> <br />Redevelopment <br />Project Manager, <br />City Community <br />Development Agency <br /> <br />AESTHETICS <br /> <br />32. <br /> <br />The Planning and Building Agency shall review all future <br />proposals on a project-by-project basis and ensure that said <br />proposal is in conformance with the performance, development, <br />design and use, landscape design, and architectural treatment <br />guidelines and standards contained in the Specific Plan and <br />Section 41-593.4 of the Zoning Ordinance, which relates to <br />submission of development plans and architectural review, to <br />ensure high-quality redevelopment design and development. <br /> <br />- Responsible for Implementation: City Planning <br /> Building Agency <br /> <br />and <br /> <br />- Monitoring Phase: <br /> <br />Prior to Site Plan <br />Approval of Future Plans <br /> <br />14 <br /> <br /> <br />
