RESOLUTION NO. 2001-032 <br /> <br />A RESOLUTION OF THE CI~ COUNCIL OF THE CITY OF <br />SANTA ANA APPROVING TENTATIVE TRACT MAP NO. <br />16187, TO SUBDIVIDE A 9.2 ACRE PARCEL INTO 36 <br />RESIDENTIAL LOTS, FOUR OPEN SPACE LOTS AND ONE <br />PRIVATE STREET LOCATED AT 2800 NORTH FARMERS <br />DRIVE (TTM NO. 16187) <br /> <br /> WHEREAS, Tentative Tract Map No. 16187 has been filed to subdivide an existing <br />9.2 acre parcel into 41 lots for a gated community with 36 single-family residential lots, <br />four open space lots, and a pdvate street located at 2800 Farmers (the "Project"); <br /> <br /> WHEREAS, the design and improvement proposed for Tentative Tract Map No. <br />16187 is consistent with the objectives, policies, general land uses, and programs <br />specified in the City of Santa Ana General Plan; <br /> <br /> WHEREAS, Mitigated Negative Declaration and Mitigation Monitoring Program for <br />Environmental Review No. 01-24 has been prepared for the Project; <br /> <br /> WHEREAS, the Planning Commission of the City of Santa Ana held a duly noticed <br />public hearing on Apdl 9, 2001, on Tentative Tract Map No. 16187, and based thereon, <br />recommended that this Council approve the map for the Project; and <br /> <br /> WHEREAS, this Council held a duly noticed public hearing on Tentative Tract Map <br />No. 16187 for the Project. <br /> <br /> NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY <br />OF SANTA ANA AS FOLLOWS: <br /> <br /> 1. Based upon the evidence submitted at the above said hearing, this Council <br />finds and determines as follows: <br /> <br />Ao <br /> <br />The proposed project, as conditioned, and its design and improvements <br />are consistent with the Single-Family Residential (LR-7) land use <br />designation of the General Plan and are otherwise consistent with all <br />other elements of the General Plan and any applicable specific plans. <br /> <br />The proposed project consists of the division of one parcel into 41 lots in <br />order to construct 36 single-family residences. The proposed subdivision <br />is consistent with the General Plan land use designation of Low Density <br />Residential (LR-7) for this area. The residential development also <br />promotes the long-range goals and policies of the General Plan Housing <br />Element and Land Use Element.
