B= <br /> <br />the surrounding residential neighborhoods through amhitectural details, <br />similar lot sizes, street frontages and building setbacks that meet the <br />requirements of the Single-Family Residential (R1) zoning district. <br /> <br />The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes, as well as other <br />applicable City ordinances. <br /> <br />The proposed development conforms to the subdivision codes for private <br />streets, on and off-site improvements, and utilities as well as the Single- <br />Family Residential (R1) zoning requirements for lot size, street frontage, <br />building setbacks, and height. Knox Boxes on the entrance gates and <br />street lighting will be installed to comply with Fire Department and Police <br />Department requirements. Additionally, the project will conform to the <br />California Building Code prior to issuance of the building permits. <br /> <br />The project site is physically suitable for the type and density of the <br />proposed project. <br /> <br />The topography of the nine-acre parcel is fiat and triangular. The <br />proposed lot subdivision provides 36 residential lots, and five lots for open <br />space and street purposes. The density for Low Density Residential land <br />use is seven dwelling units per acre as proposed, the development has a <br />gross density of four dwelling units per acre and a net density of six <br />dwelling units per acre. <br /> <br />The design and improvements of the proposed project will not cause <br />substantial environmental damage or substantially and avoidably injure fish <br />or wildlife or their habitat. <br /> <br />No fish or wildlife will be affected by the approval of the map or by the <br />design and improvements of the project. Environmental Review No. 01-24 <br />has been prepared for the project and has identified mitigation measures <br />aimed at substantially reducing any environmental impacts associated with <br />the project to insignificant levels. Pursuant to Title XIV, California Code of <br />Regulations § 735.5(c)(1), after considering the record as a whole, there is <br />no evidence that the proposed project will have the potential for any <br />adverse effect on wildlife resources or the habitat upon which the wildlife <br />depends. Therefore, pursuant to Fish and Game Code § 711.2 and Title <br />XIV, CCR § 735.5(a)(3), the payment of Fish and Game Department filing <br />fees is not required in conjunction with this project. <br /> <br />The design or improvements of the proposed project will not cause <br />serious public health problems. <br /> <br />The proposed 36 single-family residential development would not result in <br /> <br />Resolution No. 2001-032 <br />Page 2 of 4 <br /> <br /> <br />
