gation to pay all rent due under this Lease shall survive ~the <br />expiration Or earlier termination of this lease. Should this <br />lease commence on a day other than the first day of the month or <br />terminate on a day other than the last day of the month, the rent <br />for such partial month shall be pro-rated based on a 365-day year. <br /> <br /> 7. INTEREST RATE ON DELINQUENCIES: If Tenant shall fail to <br />pay any rent when due, such unpaid amounts shall bear interest at <br />the rate of 10% per annum from the due date until paid. <br /> <br /> 8. US~= The premises are leased to the Lessee for the pur- <br />poses of operating an office for the operation of their business. <br />Lessee shall not use, or permit said premises, or any part thereof, <br />to be used, for any purpose or purposes other than the purpose or <br /> <br />purposes for which the said premises <br />other reasonably related office-type <br /> <br /> 9. (b) Except as other- <br />wise provided in this Lease, Lessee hereby accepts the premises <br />and the Office Building Project in their condition existing as of <br />the Lease Commencement Date or the date that Lessee takes posses- <br />sion of the Premises, which is earlier, subject to all applicable <br />zoning municipal, county and state laws, ordinances and regulations <br />goYerning and regulating the use of the premises, and any easements, <br />covenants or restrictions of record, and accepts this Lease subject <br />thereto and to all matters disclosed thereby and by an exhibits <br />attached hereto. Lessee acknowledges that it has satisfied itself <br />by its own independent investigation that the premises are suitable <br />for its intended use, and that neither Lessor nor Lessor's agent or <br />agents has made any representation or warranty as to the present or <br />future suitability of the premises and Office Building for the con- <br /> <br />-3- <br /> <br /> <br />
