<br />Transaction Closing Service <br /> <br />. Coordinate with City and Escrow Company escrow activities, including opening escrows, <br />review and approving closing statements, assist with procuring necessary escrow <br />documents and monitoring the closing of escrows. <br />. Provide internal escrow services for partial take acquisitions and obtain releases or <br />subordinations of liens, mortgages and encumbrances of record affecting the required <br />property. <br /> <br />Propertv Management - Newlv Acquired Propertv <br /> <br />· Manage and/or implement property management activities in compliance with all <br />Federal, State and City laws, rules and regulations. <br />· Prepare and obtain rental agreements as necessary. <br />· Monitor collection of monthly rent payments. <br />· Prepare and deliver required notices. <br />· Collect keys and verify abandonment's. <br />· Promptly notify City staff of emergency and unsafe conditions. <br />· Monitor the securing (board up and fencing) of all acquired properties. <br />· Assist or monitor utility disconnection and meter removals. <br />· Monitor building and maintenance as needed. <br />· Assist in providing proper accounting and reporting procedures. <br />· Manage and/or monitor lead and asbestos survey and abatement. <br />· Review all plans, specifications and monitor obtaining the necessary permits for <br />demolition and tank removal. <br />· Prepare bid packages and scope of work for demolition activities. <br />· Manage and/or monitor demolition activities. <br /> <br />Compliance and Oualitv Control <br /> <br />· Responsible for proper compliance and quality control on all right of way activities. <br />· Interpret and implement applicable laws, regulations and policy in regards to right of way <br />activities. <br />· Prepare and maintain complete records of right of way descriptions, transactions, deeds, <br />agreements and other related documents. <br />· Maintain a detailed diary of all pertinent information and contacts in each acquisition, <br />relocation and project management file. <br />· Assist in resolving conflicts among administrative policies, departments, contractors and <br />consultants. <br />· Ensure all real property transactions are accurate. <br /> <br />9 <br /> <br />
