<br />2. Retail and Restaurant Space. <br /> <br />234,160 square feet. <br /> <br />3. Recreation/Entertainment Space. <br /> <br />56,400 square feet. <br /> <br />1. Residential Space. <br /> <br />427,660 square feet comprised of216 units of high rise <br />condominium and 61 units of attached single family housing. This <br />density reflects a site wide maximum aggregate density of 16 <br />Dwelling Units per acre. A minimum of6.1 acres of the site shall <br />be devoted to residential uses, provided such 6.1 acres may be <br />parcelized into any number of parcels. <br /> <br />5. Hotel/Conference Space. <br /> <br />315,175 square feet comprised ofa minimum of250 hotel rooms <br />(including suites) and a minimum of 11,000 square feet of associated <br />restaurant space, 20,000 square feet of convention <br />facilities/meeting/banquet rooms, and 30,000 square feet of support retail. <br /> <br />B. Density Conversion. <br /> <br />Upon application to the Planning Department and approval by the City <br />Council, the de';eloper may seek to con';ert square footage allocated to a <br />particular land use category to another category. Such conversion may be <br />granted only if all of the following requirements are met: (i) the developer <br />establishes that the environmental impacts associated ''lith the revised <br />square footage allocation are less than or equal to the impacts associated <br />with the development permitted by this Plan, (ii) developer has completed <br />a minimum of 518,392 square feet of Professional and Business office <br />space, 86,580 square feet of retail space, 8,280 square feet of restaurant <br />space, a cineplex/community theater, and a health club and (iii) there '.vill <br />be no increase in residential density. <br /> <br />2. Parcel Size <br /> <br />The City Place development project site is 17.7 acres. Subdivision of <br />the parcel shall be consistent with Vesting Tract Map No. 2004-06 <br />(County No. 16565). In no case shall commercial buildable parcels be <br />less than 6 acres in size and residential buildable parcels be less than 2 <br />acres III SIze. <br /> <br />11 <br />75A-172 <br />
