<br />Shea Homes Residential Project Findings and Facts in Support of Findings <br />Environmental Impact Report <br /> <br />The proposed project includes a mix of two car and four car garages. Each residential dwelling <br />unit would be provided with four parking spaces. Implementation of the proposed project would <br />not result in an adverse parking impact. <br /> <br />The proposed project would not be in conflict with any adopted policies regarding alternative <br />modes of transportation. Implementation of the proposed project would not displace any existing <br />modes of public transportation provided within the project area. <br /> <br />4.3.16 Utilities <br /> <br />According the Santa Ana Water Department there is adequate water supplies to meet the water <br />demands of the proposed project. The Water Department has indicated that water demands of the <br />proposed project could be provided through connections to the existing 8" water main along <br />Farmers Drive. <br /> <br />According the Santa Ana Water Department there is adequate capacity to meet the wastewater <br />demands of the proposed project. <br /> <br />The Water Department has indicated that wastewater demands of the proposed project could be <br />provided through the construction of new connections to the existing 8" sewer main along <br />Farmers Drive. <br /> <br />The proposed project would not require an expansion of the treatment capacity at Reclamation <br />Plant 1. Nor would the wastewater flows from the project exceed wastewater treatment <br />requirements of the State Regional Water Quality Control Board. <br /> <br />Implementation of the proposed project would increase the amount of surface water runoff <br />generated from the project site. The project would require the construction of new onsite drainage <br />facilities. However, the construction of these facilities would not cause significant impacts to the <br />environment. <br /> <br />The proposed project would have a solid waste disposal demand of345 pounds per day which <br />would have less than significant impact on solid waste disposal service. <br /> <br />5.0 MITIGATION MONITORING PROGRAM <br /> <br />When making findings, CEQA requires that a lead agency must adopt a reporting or monitoring <br />program for the changes to the project that it has adopted or made a condition of project approval <br />in order to ensure compliance during project implementation. The Mitigation Monitoring <br />Program (MMP) for the Shea Homes Residential Project, accompanying the Final ErR, is <br />designed to serve this purpose for the mitigation measures identified in the Final ElR. The MMP <br />requires the City to monitor mitigation measures designed to reduce or eliminate significant <br />adverse project impacts, as well as those mitigation measures designed to reduce environmental <br />impacts that are less than significant. The MMP includes all mitigation measures identified in the <br />final ElR and has been designed to ensure compliance during implementation of the project. <br /> <br />Resolutioli'm.~05-1 07 <br />Page 31 of 38 <br />
