<br />cash bond forfeited should said sign not be removed <br />upon the expiration of the conditional use permit. <br /> <br />However, the planning director may determine to circulate <br />public notice and hold a public hearing when a proposed temporary <br />directional sign is so located as to be of importance to the adjoining <br />property owners or be in conflict with the orderly development of <br />the area. <br /> <br />The requirement of a plot plan, cash bond, and legal <br />agreement shall be fulfilled prior to planning department approval of <br />a building permit. <br /> <br />Section 27. <br />(new language shown in <br />purposes only): <br /> <br />Section 41-622 is hereby amended to read as follows <br />bold, deleted language shown in strikeout for tracking <br /> <br />Sec. 41-622. Mechanical equipment or appurtenances: Regulations. <br /> <br />(a) All mechanical equipment or appurtenances located on the roof or <br />on the exterior of a building situated on real property that is zoned <br />or used for commercial, industrial or multiple family residential <br />(three (3) or more dwelling units) uses, or located on such real <br />property, shall be screened. <br /> <br />(b) Every application for a building permit for the development of <br />property that is zoned or used for commercial, industrial or multiple <br />family residential uses shall be submitted to the planning <br />department and shall be accompanied by detailed architectural <br />drawings and plot plans, all to a workable scale, showing the <br />elevation and location of the proposed screening structures or <br />facilities, existing buildings and proposed addition, and any other <br />pertinent information considered appropriate by the applicant or <br />planning director pursuant to this section. <br /> <br />(c) Such plans for the screening shall be submitted to the planning <br />department for approval, conditional approval, or denial. No <br />building permit shall be issued until plans are approved or <br />conditionally approved by the planning department. The decision of <br />the planning department may be appealed to the planning <br />commission and then to the city council. <br /> <br />(d) In order to more clearly define the screening requirement, there <br />shall be on file in the office of the planning department illustrations <br />entitled "Guides to Screening of Mechanical Equipment or <br />Appurtenances."
