There are duplex units in a planned residential development <br />and a retail use to the south (Exhibit 2). The subject property is owned <br />by Devinder Pal Sarin, doing business as Mel-o-dee Ice Cream, and is <br />approximately 1.29 acres in size, rectangular in shape and improved with <br />various industrial buildings. <br />Project Description <br />T-Mobile is proposing to lease 300 square feet of space in the southeast <br />portion of the parking area at an industrial site to install a 60-foot <br />wireless facility camouflaged as a monopine along with equipment cabinets <br />(Exhibits 3 and 4). <br />EXHIBIT A <br />31 A-2 <br />
