(d) Damaged or unsightly courtyard fences or gates. <br />(e) Unpermitted or illegal lochs on required exits. <br />(0 Oil spills in parking areas. <br />(g) Graffiti <br />5.6 Maintenance of Buildings. Each Owner shall have the primary responsibility to <br />maintain the Buildings and other improvements on such Owner's Parcel in accordance with <br />Association Standards adopted pursuant to Section 5.7 hereof, including walls and fences not <br />part of the Common Improvement Area, and to maintain such property in conformity with <br />applicable City of Santa Ana codes. Upon the failure of the Owner to comply with this Section, <br />the Association may exercise its rights under Section 2.8 (c) of these Declarations. This <br />obligation shall be carried out in such a fashion that the Owners' Parcel shall be absent of the <br />following: <br />(a) Buildings abandoned, boarded up, partially destroyed or left unreasonably <br />in a state of partial construction. <br />(b) Unpainted buildings or buildings with peeling paint in such a condition as <br />to cause dry rot, warping and termite infestation, or constitute an unsightly appearance that <br />detracts from the aesthetic or property values of neighboring properties. <br />(c) Broken windows. <br />(d) Non -Association approved or missing window coverings. <br />(e) Excessive or unsightly storage on balconies. <br />(f) Deteriorated roofing, fascia board, eaves. <br />(g) Security bars in front windows and unapproved security bars on windows. <br />(h) Uncapped gas lines. <br />(i) Lack of hot or cold running water. <br />0) Non -Association approved or unsafe light fixtures. <br />(k) Deteriorated or damaged doors. <br />EXHIBIT E: Page 14 of 24 <br />
