EXTERIOR DECKS AND LANDINGS <br />A. Exterior decks and landings shall be properly supported and structurally sound. They <br />shall be void of any hazardous deterioration and/or damage. Exposed surfaces shall <br />be weather protected. Decks and landings shall be properly lighted. <br />B. In addition, new decks and landings shall comply with applicable codes, standards <br />and requirements adopted by the City of Santa Ana. <br />WROUGHT IRON FENCING AND GATES <br />A. Wrought iron fencing and gates shall be properly supported and structurally sound. <br />They shall be void of any deterioration or damage that is hazardous. Gates shall <br />operate smoothly and be void of missing or damaged hardware. Exposed iron <br />surfaces shall be weather protected (primed and painted). <br />B. In addition, new wrought iron fencing and gates shall comply with applicable codes, <br />standards and requirements adopted by the City of Santa Ana. <br />LANDSCAPING <br />A. Landscaped areas shall be properly maintained and irrigated. Trees and shrubs shall <br />be properly trimmed and shaped. Landscaped areas shall be free of weeds, debris and <br />garbage. <br />B. In addition, the Cornerstone Village Owner's Association shall approve new <br />landscaping. <br />ROOFING <br />A. Roofing shall be properly supported, structurally sound and void of any deterioration <br />or damage that is hazardous. Roofing shall have a remaining life of five years. <br />B. In addition, new roofing shall comply with the following standards: <br />(1) Roofing may be applied over existing roof only if: (1) roof is "solid" and (2) <br />applying over the existing roof meets City Codes. <br />(2) Any loose materials shall be cleaned before applying a new roof.. <br />(3) 30 year warranty composition shingles. <br />(4) %z inch CDX plywood sheathing (or approved equal). <br />(5) Building overhangs and extensions shall be roofed with the same material as the <br />main roof with the exception of flat roofs over laundry and other service areas. <br />These may be of a different material, as long as it complies with City Code, if all <br />of the other roofs of the building(s) are sloped. <br />(6) Deteriorated metal jacks and flashing shall be replaced. <br />EXHIBIT H: Page 2 of 8 <br />
