(35)Rehabilitation, enlargement or exterie structural alterations of any <br />nonconforming structure or structure occupied by a nonconforming use, except <br />for structures occupied by single family and two-family dwellings, may be <br />rehahili+at made as follows: <br />a. Rehabilitation, limited to structural or non-structural alterations without any <br />building expansion and without any intensification of a nonconforming use, <br />is permitted if: <br />1. The operational standards contained in sections 41-2008 and 41-2009, <br />as applicable. of this Article are met. <br />4 2. All signage on the structure and the site on which it is located is brought <br />into conformity with the signage requirements of this Chapter, as <br />approved by the Executive Director of the Planning and Building Agency, <br />or designee. <br />3. All outdoor storage is screened by a solid screen wall not to exceed eight <br />k8) feet in height. Outdoor storage shall not exceed the height of the <br />screen wall. <br />3 4. There shall be no increase in the number of dwelling units unless the site <br />on which the structure is located complies with the off-street parking and <br />open space requirements of this Chapter. <br />4. 5. Architectural massing, features and detailing shall be modified to bring <br />the structure into closer compliance with the architectural standards of <br />this Article Bede, as approved deemed appFepriate by the Executive <br />Director of the Planning and Building Agency, or #v- designee. <br />b. The existing use is not a nonconforming industrial use. Nonconforming <br />industrial uses may not be expanded. <br />2. The operational standards contained in Section 41-2008 are met. <br />4 3. All signage on the structure and the site on which it is located shall be <br />brought into conformity with the requirements of this Ghapte Chapter as <br />approved by the Executive Director of the Planning and Building Agency, <br />or designee. <br />4.
