Ordinance No. NS-XXX <br />Page 21 of 47 <br />(g) Any activity permitted shall be conducted in such a manner as not to have a <br />detrimental effect on permitted adjacent uses by reason of refuse matter, noise, <br />light, or vibration. <br /> <br />(h) Artisan/craft product - limited on site production and research and development <br />land uses shall require a solid wall or fence not less than eight (8) feet in height <br />along any rear or side lot line. <br /> <br />(i) All business activities, including, but not limited to, compounding, processing, <br />packaging or assembly of articles of merchandise and treatment of products shall <br />be conducted within a completely enclosed building. No ancillary vehicle <br />maintenance or repair shall be allowed on site. <br /> <br />(j) Loading areas shall not be visible from streets. Loading areas not facing a street <br />shall be setback at least thirty-five (35) feet from the property line. <br /> <br />(k) No business activity that generates noise or vibration shall be conducted <br />between 8:00 p.m. and 7:00 a.m. Monday through Friday and 8:00 p.m. and <br />10:00 a.m. Saturday and Sunday. <br /> <br />(l) Automobile servicing uses including nonconforming establishments, shall comply <br />with the following operational standards: <br /> <br />(1) No automobile servicing shall be conducted before 7:00 a.m. or after 8:00 p.m. <br />Monday through Friday and before 10:00 a.m. or after 8:00 p.m. Saturday and <br />Sunday. <br /> <br />(2) All work shall be conducted inside an enclosed structure. <br /> <br />(3) Outdoor or overnight vehicle storage is not permitted.” <br /> <br />(m) In addition to the operational standards listed above, with the exception of <br />subsection (c), the following shall apply to nonconforming industrial uses: <br /> <br />(1) The purpose of these operational standards is to protect and improve the living <br />and working environment, the appearance of the community, reduce or <br />eliminate nuisance conditions, and minimize the impacts of industrial uses on <br />adjacent properties. <br /> <br />(2) These standards are in addition to the operational standards established <br />above, and shall apply to all nonconforming industrial uses, including those <br />existing industrial uses that become nonconforming at the effective date of any <br />implementing ordinance. <br /> <br />(3) Land or buildings shall not be used or occupied in a manner creating any <br />dangerous, injurious, or noxious fire, explosive or other hazard that would <br />adversely affect the surrounding area. <br />
