Landlord, as successor-in-interest to CF SANTANA, LLC, a Delaware <br /> limited liability company,and Tenant entered into that certain Office Lease No. A-2017-264 dated <br /> October 7, 2017, Tenant Estoppel Certificate No. A-2017-264-01 dated February 8, 2018, and <br /> Exhibit B Notice of Lease Term Dates No. A-2017-264-02 dated February 16, 2018 (hereinafter <br /> collectively referred to as the "Lease'), pursuant to which Landlord leased to Tenant and Tenant <br /> leased from Landlord that certain premises identified as Suite 200 containing approximately <br /> 19321 rentable square feet of office space (the "Premises") in the building located at 801 Civic <br /> Center Drive, Santa Ana, CA 92701 (the"Building''); <br /> WHEREAS, Landlord and Tenant desire to amend the Lease to set a nex'r, Term of the <br /> Lease. subject to the terms and conditions set forth herein. <br /> NOW, THEREFORE, in consideration of the aforesaid premises and the other <br /> agreements and covenants hereafter set forth and for other good and valuable consideration, the <br /> receipt of which is hereby acknowledged, the parties do hereby agree as follows: <br /> 1. Incorporation of Recitals. The above recitals are hereby incorporated into this <br /> First Amendment as if fully set forth herein.As used herein the terns "Lease" shall mean the Lease <br /> as amended by this First Amendment. <br /> 2. Definitions. All capitalized terms used in this First Amendment sliall have the <br /> meanings assigned to them in the Lease unless otherwise specified herein. <br /> 3. Term. The Initial -berm as defined by Section 3, Basic Lease Provisions, of the <br /> Lease is hereby for-a period of One Hundred Ttiventy (120) full calendar months, commencing on <br /> July I. 2023 and expiring on ,Tune 30, 2033 (the"Term"). <br /> Tenant shall have the right to extend the Term for two (2) sixty (60) month periods, in accordance <br /> with Section 3.2.2, Standard Lease Provisions, of the Lease. <br /> 4. Base Rent. Commencing on July 1. 2023, Tenant shall pay Base 'Rent in the <br /> following amounts: <br /> N-lonthly Installment Annual Rental Rate <br /> Dates Annual Base Rent or Rase Rent per RSF <br /> 7/1/2023-6f30/2024 $544,852.20 $45,404.35 $2.35 <br />
