Exhibit 2: Clarifications to ZOA No. 2024-02 <br />1 <br />The following represents clarifications proposed to the draft Ordinance text published for <br />the February 24, 2025, Planning Commission hearing agenda. The clarifications include <br />non-substantive, typographical errors as well as proposed amendments that respond to <br />community feedback received at the March 3, 2025, community meeting referenced in <br />the staff report and in Exhibit 1. <br />The following non-substantive, typographical clarifications shall be included in the draft <br />Ordinance recommended by the Planning Commission for City Council consideration: <br />1. Revise all typographical errors related to numeric/alphanumeric labeling of sections <br />and subsections. <br />2. Ordinance Page 24, Subsection (I) of Section 41-2008 (Operational Standards) in <br />Section 10 of the Ordinance shall read as follows, reflecting proposed text in underline <br />and deleted text in strikethrough: <br />(l) Operational standards for aAutomobile servicing uses including nonconforming <br />establishments, shall comply with the following operational standards: <br />3. Ordinance Page 33, Subsection 35. b. of Section 41-2080 (Definitions) in Section 12 <br />of the Ordinance shall read as follows, reflecting proposed text in underline and <br />deleted text in strikethrough: <br />b. art supplies, including framing services bicycles <br />4. Ordinance Page 4, Subsection (5) b. of Section 41-2002 (Nonconforming Buildings, <br />Structures and Uses) in Section 5 of the Ordinance shall read as follows, reflecting <br />proposed text in underline and deleted text in strikethrough: <br />b. Rehabilitation may include expansion of floor area without intensification of the <br />nonconforming use when the total floor area of all expansions occurring in any <br />five year period does not exceed ten (10) percent of the floor area as it legally <br />existed as permitted and constructed as of April 15, 2025 at the beginning of the <br />five year period, provided that the following standards conditions are met: <br />5.
