<br />Ordinance No. NS-XXX <br />Page 5 of 49 <br />2. 4. There shall be no loading or unloading of vehicles between the hours of <br />10 pm and 7 am. <br /> <br />3. 5. All outdoor storage is screened by a solid screen wall not to exceed eight <br />(8) feet in height. Outdoor storage shall not exceed the height of the <br />screen wall. <br /> <br />4. 6. There shall be no enlargement which would intrude into any required <br />setback area required by this Article. <br /> <br />5. 7. There shall be no enlargement which would result in a new <br />nonconforming condition in violation of the requirements of this <br />Chapter. <br /> <br />6. 8. Off-street parking shall be provided in conformance with the <br />requirements of this Chapter. <br /> <br />7. 9. Landscaping shall be improved to bring the site on which the structure <br />is located into closer compliance with the landscaping requirements of <br />this Chapter, as approved deemed appropriate by the Executive Director <br />of the Planning and Building Agency, or their designee. <br /> <br />8. 10. Architectural massing, features and detailing, shall be modified to bring <br />the structure into closer compliance with the architectural standards of <br />this Chapter, as approved deemed appropriate by the Executive <br />Director of the Planning and Building Agency, or their designee. <br /> <br />(46)Rehabilitation, enlargement or exterior structural alterations of buildings <br />occupied by a single family and two-family dwellings is permitted subject to <br />the following: <br /> <br />a. Structural alterations and additions may be made where the total floor area <br />of all such expansions occurring in a five-year period does not exceed forty <br />(40) percent of the floor space of the building as it existed at the beginning <br />of that five-year period, provided the number of dwelling units is not <br />increased; and no new non-conformances with the requirements of this <br />code Chapter are created. <br /> <br />b. Structural alterations and additions which exceed forty (40) percent of the <br />total floor area as it existed at the beginning of a five -year period; or <br />remodeling which involves the demolition of more than fifty (50) percent of <br />the building shall be permitted; provided that the following conditions are <br />met: <br /> <br />1. Off-street parking shall be provided in conformance with the <br />requirements of this Chapter. <br /> <br />2.
