The plant palette would include a variety of robust plant materials such as shade- <br />producing trees (such as Australian Willow, Brisbane Box, and Chinese Pistache), shrubs, <br />succulents, grasses, and groundcover. Included as part of the landscaped area will be an <br />adjacent off-site area within the public right-of-way off the Tustin Avenue shoulder road, <br />towards the northwestern portion of the site. This area, approximately 1,200 square feet and <br />owned by the City of Santa Ana, will be developed and maintained by Dutch Bros as part of <br />the project. <br />The restaurant will propose walk-up service operations in conjunction with drive-through <br />service. Both services will operate Monday through Sunday from 5:00 a.m. to 11:00 p.m. At <br />this time, the applicant is not requesting live entertainment, alcohol sales for on-site <br />consumption, or after-hours operations. Table 2 below provides a detailed comparison of <br />the project’s compliance with the applicable land use and development standards. <br />Table 2: Development Standards <br />The proposed project requires eight parking spaces, four bicycle spaces, and one loading <br />zone pursuant to Chapter 41 (Zoning) of the SAMC. The applicant is exceeding this <br />requirement by providing 24 on-site parking stalls, along with four bicycle stalls, and one <br />loading zone. Four parking stalls will be EV-ready stalls to accommodate future charging <br />stations.
