The proposed building would <br />be centrally located on the property, with the drive-through entry accessed along the east <br />side and extending along the northern property line. The double drive-through lanes are <br />designed to accommodate vehicle queuing of up to 24 vehicles. Additionally, the <br />proposed drive-through lane includes approximately 150 feet of additional spillover area <br />located behind the parking stalls, ensuring it does not interfere with vehicle parking back <br />up requirements. An additional 150 feet of spillover space is provided between the <br />driveway entrance off the Tustin Avenue frontage road and the driveway exit area <br />(designated as “do not block”), resulting in a total of 300 feet of spillover area beyond the <br />start of the drive-through lanes. The approximately 250-foot double drive-through lane <br />(providing 500 feet of stacking space) exceeds the minimum required stacking/queuing <br />requirements outlined in the SAMC, which mandate 80 feet from the entry to the order point <br />and 80 feet from the order point to the pickup window. For reference, Dutch Bros operates <br />on a mobile runner system, where an employee with a portable menu, takes customer <br />orders throughout the drive-through area. <br />The proposed building design reflects the contemporary style typical of Dutch Bros <br />locations, incorporating stone veneer, fiber cement siding, and cement plaster. The neutral <br />color palette features grey and white for the main body, complemented by a tower element <br />painted “Dutch Bros Blue.” Additionally, rooftop mechanical and heating, ventilation, and air <br />conditioning (HVAC) equipment will be screened by roof parapet extensions constructed of <br />matching materials, ensuring they blend seamlessly with the overall building design. <br />Commercial storefront windows, attached trellis elements, stone veneer, and score lines are <br />also placed across all elevations to enhance the commercial aesthetic and eliminate large <br />expanses of blank wall space.
