New additions, exterior alterations, or related new construction will not destroy <br />historic materials, features, and spatial relationships that characterize the property. <br />The new work shall be differentiated from the old and will be compatible with the <br />historic materials, features, size, scale and proportion, and massing to protect the <br />integrity of the property and its environment. <br />The project complies with Standard No. 9. The family/laundry room addition and <br />the master bedroom expansion along the west façade will not alter historic <br />materials and spatial relationships that characterize the property. Although some <br />original windows and one door will be removed for the family/laundry room <br />addition, the majority of original features throughout the residence will remain as <br />part of the project. Important spatial relationships characterizing the <br />Mission/Spanish Colonial Revival architectural style will be undisturbed, as the <br />additions will be placed near the rear. The family/laundry room addition will be <br />minimally visible along the primary (south) façade and the master bedroom <br />expansion will be minimally visible from the northeast corner of the property and <br />not readily visible from the primary (east) façade. Lastly, the new work will be <br />clearly differentiated from the old as the roof heights will be lower, they will be <br />treated with clay tile coping that differs from the original, and the new windows will <br />not contain the upper sash horn detail. <br />10.New additions and adjacent or related new construction will be undertaken in such <br />a manner that, if removed in the future, the essential form and integrity of the <br />historic property and its environment would be unimpaired. <br />The project complies with Standard No. 10. The proposed project is considered <br />generally reversible, as it does not remove essential aspects of the historic <br />property’s form and materials if it is removed in the future. The primary (south) <br />façade window that will be modified from fixed to operable is reversible as it can <br />be replaced in the future back to a fixed window. Although the proposed <br />family/laundry room addition will permanently remove four (4) original windows and <br />one (1) original door, they are located on a secondary façade that is not visible <br />from the public right-of-way and could be replicated and placed back if the addition <br />was removed in the future. The family/laundry room will also remove five (5) <br />windows on the den addition that are not original to the home and do not need to <br />be reconstructed if the addition was removed. The master bedroom expansion will <br />remove non-original features as it will expand an existing addition. Three (3) <br />original windows on the main house will be removed for the kitchen remodel and <br />could be replicated and placed back in the future as needed. <br /> <br />Historic Resources Commission 77 5/8/2024 <br />
