These phases <br />may overlap and completion of the Project may take up to 20 years, depending on market <br />factors. As the requested entitlements would establish a specific plan, individual Project <br />phases would be reviewed through the administrative Development Project Review <br />process, similar to what takes place in other master -planned areas of the City, such as <br />the MainPlace Mall and Harbor Mixed Use Transit Corridor specific plans, and as <br />approved for the Related Bristol Specific Plan (SP-5). If individual phases do not satisfy <br />the development standards and design review requirements of the City, they would be <br />remanded to the Planning Commission for review. <br />
