Bed Bug Addendum <br /> 6.1 BED BUG ADDENDUM <br /> Lido Property Management <br /> LEASE ADDENDUM - BED BUGS <br /> In consideration of the execution or renewal of a lease agreement of the dwelling unit known as: <br /> 319 S.Birch St.#2 <br /> Santa Ana,CA 92701 <br /> Owner and Resident(s)hereby agree as follows: <br /> 1.This addendum modifies the current lease agreement and addresses situations related to bed bugs(Cimex Lectularius) <br /> and, <br /> 2.The landlord and/or his agent have inspected the premises prior to your move-in and did not observe any evidence of <br /> bed bugs or bed bug infestation. Resident(s)agree that the resident(s)have/has inspected the premises prior to move-in <br /> and did not observe any evidence of bed bugs or bed bug infestation. <br /> RESIDENT RESPONSIBILITIES: <br /> 1. Resident(s)must notify landlord and/or his agent: <br /> Of any known or suspected bed bug infestation or presence in the premises or in any of your clothing,furniture,or <br /> personal belongings. If you discover any condition or evidence that might indicate the presence or infestation of bed bugs <br /> or of any confirmation of bed bug presence by a licensed pest control professional or other authoritative source,or of any <br /> maintenance needs since bed bugs like cracks,crevices,holes,and/or other openings. Resident(s)may request that all <br /> openings be sealed to prevent the movement of bed bugs. <br /> 2. Keeping a clean household: <br /> Resident(s)can help prevent bed bugs and bed bug infestation by exercising good housekeeping habits. While the <br /> existence of bed bugs in not always related to personal cleanliness or housekeeping,good housekeeping will control the <br /> problem by identifying bed bugs,minimizing an infestation and restraining its spread. Bed bugs like clutter,dark <br /> concealed spaces,such as in and around piles of clothes,shoes,toys,laundry,inside closets,and especially under the <br /> bed(s). Bed bugs have no known social or economical bounds. Claims to the contrary are FALSE! <br /> 3. Cover your mattress(s)and box spring(s): <br /> Resident(s)shall cover their mattress(s)and box spring(s)with zippered covers that are impermeable to bed bugs. These <br /> covers are relatively inexpensive and can prevent bed bugs from getting inside the mattresses. These covers also prevent <br /> any bugs already inside the mattress(s)from getting out and will eventually die inside these sealed covers,although this <br /> may take up to 18 months. <br /> 4. Properly inspect second hand furnishings: <br /> Resident(s)shall avoid using second hand or rented furnishings,particularly beds and mattresses. Used items are often <br /> infested with bed bugs. If you must use rented or second hand furnishing's,you should inspect them carefully and never <br /> accept any item that shows signs of bed bugs. Resident(s)shall not bring discarded items from the curbside or dumpster <br /> area into/onto the premises. <br /> 5. Traveling: <br /> Since humans serve as bed bugs main mode of transportation,it is extremely important to be mindful of bed bugs when <br /> 12 <br />
