The first, located at <br />1822 N. Broadway, an apartment house, is contributive. A second, located at 2230 N. Broadway <br />also an apartment house, and a third at 1801 N. Greenleaf (Park Greenleaf), condominiums, are <br />also contributive. These properties are contributive because they are built within the period of <br />significance and are representative of designs found in this neighborhood’s architecture and <br />retain a high degree of historical integrity. In the case of the properties on N. Broadway, these <br />include examples of Colonial Revival with Hollywood Regency elements (1822 N. Broadway), <br />and Mediterranean (2230 N. Broadway). The Park Greenleaf property located at 1801 N. <br />Greenleaf is representative of Mid-Century Modern design. These properties are longstanding <br />landmarks on the fringes of Floral Park and are representative of the growth along the Broadway <br />corridor in the pre-World War II era and of the growth and expansion of 17th St. in the post- <br />World War II era. <br /> <br />Condition and Integrity <br /> <br />The overall integrity and character of Floral Park is predominantly intact. Historic preservation <br />has been a significant part of the identity of Floral Park and its residents. The Floral Park <br />Historic District has retained its historic appearance from 1919 to the current day through this <br />effort. The majority of buildings are of pre-World War II construction and are very well <br />maintained, have experienced very minimal to no alterations, and retain a high degree of <br />integrity, with 554 (87%) Contributive resources and 82 (13%) non-contributive resources. <br /> <br />Alterations that preclude a resource from contributing to the historic district include resizing of <br />window openings (thus, interruption of fenestration patterns), additions to the primary façade, <br />drastic alterations to porches or balconies, and a combination of replacement windows, doors, <br />roof material, cladding, which collectively reduces a property’s ability to convey its significance. <br />Though alterations to some individual properties compromise the district’s ability to claim <br />complete integrity of materials and workmanship, overall, the number of extensively altered <br />properties is few. The alterations are mindful and not so prevalent or substantial that the district’s <br />historical character would be diminished as a whole. The result from this conscious effort and <br />care is that Floral Park Historic District retains a high level of integrity of location, setting, <br />design, materials, and quality. Because the district remains entirely residential, it also conveys its <br />original development pattern as a single-family residential neighborhood. With a high degree of <br />integrity of the district’s contributing resources and the small percentage of non-contributing <br />resources, this character gives Floral Park Historic District an extremely high level of visual <br />association with its historical past. <br /> <br /> <br />Historic Resources Commission 256 9/23/2025 <br />
