Response • the City of <br /> 2026 <br /> For •' • and Maintenance- River View Golf Course <br /> IPM Program <br /> Almost all CourseCo facilities utilize an IPM-CHAMP (Integrated Pest Management and <br /> Chemical Application Management Plan) to govern our operations. Our approach IPM <br /> reflects awareness that golf courses are large consumers of land and water and are, in `1" <br /> essence, quasi-agricultural businesses that utilize chemicals. We understand that golf <br /> courses are not universally considered good for the environment and have been + lOPT,0s <br /> targets of criticism by legitimate environmental organizations and individuals. <br /> CourseCo is the recipient of the state of California's Governor's Environmental and Economic Leadership Award — <br /> Sustainable Practices, its "highest and most prestigious environmental award," and numerous other national and <br /> local honors. Twenty-three CourseCo-managed courses are fully certified Audubon Cooperative Sanctuaries. Our <br /> record, and the practices we have developed in building it, is greatly beneficial to our clients in negotiating and <br /> managing environmental regulations and issues. <br /> At the outset of CourseCo's operations at River View Golf Course, we will begin a relationship with Audubon <br /> International and gain momentum towards certification as a Cooperative Sanctuary. In addition, we will design <br /> and write an IPM-CHAMP program specifically for all of the courses. <br /> Golf Course and Grounds Maintenance Equipment Needs <br /> A detailed physical examination of all the current equipment, including the year manufactured and operating <br /> hours of each, will be necessary in developing an equipment replacement program. The exact equipment needs <br /> moving forward will be developed in a 5-year capital equipment plan, as the goals and expectations of <br /> maintenance and course conditions are finalized. <br /> Facility Maintenance Standards (excluding golf course) <br /> Building Maintenance <br /> • Structural & Interior <br /> o Inspect and repair walls, ceilings, and floors. <br /> y o Check roofing for leaks or wear. <br /> 1 o Maintain doors, windows, and locks. <br /> o Address HVAC system maintenance (filters, ducts, thermostats). <br /> o Ensure insulation and weatherproofing are intact. <br /> • Electrical & Lighting <br /> o Replace burned-out bulbs and faulty fixtures. <br /> o Inspect wiring and panel boards. <br /> o Test fire alarms, smoke detectors, and emergency lighting. <br /> -yr • Plumbing <br /> o Fix leaking faucets, toilets, or pipes. <br /> ' o Ensure water heaters are operational. <br /> o Clean drains and prevent clogs. <br /> Jack's Grille • Cleaning & Sanitation <br /> Old Works Golf Course o Deep clean restrooms, kitchen, and common areas. <br /> o Schedule regular janitorial services. <br /> o Restock consumables (soap, paper towels, etc.). <br /> • Amenities Maintenance <br /> o Inspect and repair furniture and appliances. <br /> o Service audio/visual systems if used for events. <br /> �fC�kfi r ICO 16 — 89 3/3/202&ge 33 <br /> I ' <br />
