EXHIBIT B <br />rip Commonwealth - <br />LAND TITLE COMPANY <br />Commonwealth Land Title's Special Projects Division will perform all Title and Escrow related <br />services, including technical advice and support (as allowed by law) throughout the state of <br />California. <br />PRELIM] NARUH-LE AEP CHATS. <br />Preliminary Reports and turnaround will be determined by the complexity of each search. Upon <br />agency providing APN or address, Commonwealth will provide a quote for delivery prior to <br />acceptance and work commencing. If the report will take longer to complete, we will immediately <br />notify an Authorized Representative of the delay and provide a new delivery date. <br />Title Reports will be distributed electronically, contain the most current vesting deed, and copies of <br />any and all applicable (electronically linked) underlying schedule B documents. These are to <br />include tax and other assessment information, any and all easements and rights of way, any and a[[ <br />deeds, restrictions, covenants, UCCfinancing statements affecting property and any pending legal <br />activity, lawsuits and bankruptcy filings of record. <br />One (1) Updated Report will be provided at no charge if requested within the first 12 months of <br />issuance. Beyond 12 months could require a new search. <br />Title Reports can include up to 3 contiguous parcel numbers with same ownership for SFR and <br />Commercialllndustrial properties (if originally acquired by same deed) located within Southern <br />California. Additional fees could be added when significant "Hard Costs" on a local basis is <br />required for searching and examination. Properties that could require add itionaltime and <br />increased price are but not limited to Railroad, Utility awned, City, County, State, Federal, BLM or <br />any other Government owned property. <br />POLICIES OF TITLE INSURANCE; <br />Commonwealth Title Company hereby agrees to furnish, upon the recordation of a Final Order of <br />Condemnation, in the case of a condemnation, or upon the recordation of a Grant Deed or Grant of <br />Easement, in the case of a voluntary sale, a CLTA title policy, on each individual order number and <br />parcel file number, in an amount equaIto the full taking price, in the case of Condemnation, or the <br />full purchase price in the case of a voluntary sale. <br />LITIGATION GUARANTEES. <br />Commonwealth Title agrees to furnish a Litigation Guarantee (Electronically) that will reflect all <br />possible interest holders or claimants of each parcel of land disclosed by those public records that <br />impart constructive notice.
