EXHIBIT A <br /> Conditions for Approval for Tentative Tract Map No, 2026-01 <br /> Tentative Tract Map (TTM) No. 2026-01 is approved subject to compliance, to the <br /> reasonable satisfaction of the Planning Manager, with all applicable sections of the Santa <br /> Ana Municipal Code, the California Administrative Code, the California Building Standards <br /> Code, and all other applicable regulations. <br /> The Applicant shall comply with each and every condition listed in order to exercise the <br /> rights conferred by this TTM. <br /> The Applicant shall remain in compliance with all conditions listed below throughout the life <br /> of the Project. Failure to comply with each and every condition may result in the revocation <br /> of the TTM. <br /> 1. All site improvements shall conform to the Development Project Review (DP) No. <br /> 2023-03, and the staff report exhibits incorporated herein by reference. <br /> 2. Any proposed amendment to this Project, including, but not limited to, <br /> modifications to approved site plans, floor plans, parking management plan <br /> materials, finishes, architecture, site plan, landscaping, parking, and square <br /> footages, must be submitted to the Planning Division for review. At that time, staff <br /> will determine whether administrative relief is available or if an amendment to the <br /> TTM is required. <br /> 3. The Project shall comply with all recommendations contained with the technical <br /> studies and reports prepared for the Project. All studies and reports shall be <br /> finalized by the Applicant and approved by the City of Santa Ana prior to the <br /> issuance of any building permits. <br /> 4. The Project shall comply with all applicable mitigation measures as identified by <br /> the Mitigation Monitoring and Reporting Program of the Project's Negative <br /> Declaration, attached hereto. <br /> 5. Prior to building permit issuance, the Applicant shall submit a Parking Management <br /> Plan (PMP) for Planning Division approval, to remain in effect for the life of the <br /> Project. The approved PMP shall be implemented continuously, and updated by <br /> Planning Manager direction following parking complaints. The PMP shall include a <br /> framework for parking agreements between the residents and temple to prevent <br /> residents, guests, and temple patrons, from parking in the neighborhood outside <br /> the Project site. In the event that documented and sustained street parking issues <br /> arise in the adjacent single-family neighborhood after full Project occupancy, the <br /> Applicant shall facilitate the establishment of a parking permit district for the <br /> neighborhood, including preparation of a petition, gathering property owner <br /> signatures, and completing documentlanalysis as required by the Public Works <br /> Agency, at the Applicant's full and sole expense. <br /> 6. The PMP, as approved by the Planning Division, shall be implemented at all times, <br /> including during special events and other irregularly scheduled activities.
