opportunities to existing businesses as well as encourage the revitalization o9 the proposed <br />Merged Project Area through new commercial and industrial development/rehabilitation. <br />Rehabilitation loans provided by the Agency could also assist in the preservation of historic <br />structures through rehabilitation, relocation and reuse. The Agency will primarily assist private <br />developers in the development/redevelopment of vacant, underutilized and blighted <br />properties. <br />Grand Central Building' <br />The Grand Central Building is a historic building that has been readapted as a live/work place <br />for students attending California State University, Fullerton. The Agency will continue to <br />contribute toward the renovation of the building including replacing the HVAC. <br />State Enterprise Zone <br />The Agency administers a State Enterprise Zone program (boundaries significantly overlap <br />Merged Project Area) that assists businesses in securing sales, use and hiring tax credits for <br />employing disadvantaged individuals, as well as other tax advantages. Through the Enterprise <br />Zone, approximately 20,000 jobs have been "vouchered" for Santa Ana businesses. Other <br />incentives included tax-exempt bond financing. <br />Station District Development' <br />The District incorporates a 94-acre area that will link neighborhoods and businesses with public <br />transit along Santa Ana Boulevard from the 1-5 freeway into the Downtown area. Related <br />California/Griffin Realty were selected as master developer in 2009. Extensive community <br />meetings, site and market analysis have resulted in a concept plan for the 6.8-acre first phase, <br />which is going through the entitlement process. This project will replace deteriorated buildings, <br />incompatible uses and underutilized sites with new residential units and potentially, a school <br />and park. <br />Expansion and Improvement at the Westfield MainPlace Shopping Center <br />Regional malls such as MainPlace are always looking at innovative new ways of doing business <br />in order to thrive in a highly competitive marketplace. Therefore, MainPlace continues to look <br />at possible expansion and remodeling plans to the mall. <br />Santa Ana Auto Mall Expansion <br />This is a business expansion and retention effort. <br />There are currently eight new car dealerships in <br />the mall. The Agency is assisting the expansion of <br />the BMW showroom and service area. Honda's <br />expansion is in the planning phase. A renovation <br />to the mall's interior including new signage and <br />landscaping is complete. <br />1 Included in the "Capital Projects" and as identified as an existing obligation and shown in Table 5 "Anticipated <br />Expenditures (FY 2010/11-FY 2014/15)".
