Santa Ana Proposal for Emergency Services <br />OCFA Leasing ofFacrhties <br />The City of Santa Ana will lease the fire stations to the Orange County Nire Authority for <br />the nominal fee of 'LOO per year for each station. OCPA will use the prerniscs f~>r public <br />safety purposes. "1'he City shall be responsible for insurance protection of improvements <br />against fire and other risks. OCl^'A will provide normal, daily operations and maintenance for <br />the leased facilities consistent with established OCFA standards. OCI<<1 will be responsible <br />for all utilities, including gas, electricity, water, and trash removal cacept those facilities <br />shared by other entities. <br />Normal daily operations and maintenance services include janitorial supplies, cleaning, <br />maintenance of interior and exterior surfaces; service and repair of plumbing and electrical <br />systems; trash pickup; and other minor repairs. Repairs of major items-such as air <br />conditioning, apparatus doors, heating systems, and e~cterior coverings-arc covered by <br />participation in the starion maintenance plan. :1lterations and improvements in e~ccess of <br />$15,000 will be the responsibility of the City of Santa Ana and would be submitted to the <br />City by the IJivision Chief for consideration. It is assumed that all stations will be in <br />operational order at time: of transition and that the identified repairs to the roots at al] <br />stations will be complete. <br />"I'he City shall be responsible for all maintenance, repair, and alterations considered a capital <br />improvement_ (Capital improvement or any single projecC that exceed a cost of $615,000). <br />Capital projects may include seismic repair, major remodel, renovation / relocation of <br />stations and new fire station construction including structural upgrade rcyuired Uy law. <br />Hazard Issues <br />T he City will maintain all responsibility for current underground fuel storage tanks (L"S'l~ <br />and associated above and underground piping and any other previously c~cisting haiards <br />including asbestos, asbestos contair~ing materials and n7itigation. Associated costs will be the <br />responsibility of the City of Santa Ana and will be addressed c~cpeditiously at the earliest <br />convenience of both the City of Santa Ana and OC1~A.
