repair or replace the same from the insurance proceeds <br />payable to it. If damage or destruction occurs to the <br />Primary Identification Sign and the insurance proceeds are <br />insufficient to cover the costs of repair or replacement <br />thereof, the Dealers Association may levy a special <br />assessment upon all Owners as provided in Section 3.09 (e) <br />to cover the additional costs of repair or replacement not <br />covered by insurance proceeds. <br />3.06 Property Taxes and Assessments <br />The Association shall pay all real and personal <br />property taxes and assessments levied upon the Primary <br />Identification Sign(s) from and after the date that the <br />Association is the owner thereof. <br />3.09 Annual and Special Assessments <br />(a) Each Owner by acceptance of a deed for any <br />Lot, whether or not it shall be so expressed in such deed, <br />is deemed to covenant and agree to pay to the Dealers <br />Association: <br />(1) An annual assessment or charge for <br />his /her pro rata share of the Auto Mall Maintenance and <br />Operating Costs for that part of the accounting period <br />during which the owner owned a Lot; and <br />23 8-193 <br />
