(2) Special assessments for capital <br />improvements or unusual expenses as they are levied by the <br />Dealers Association pursuant to paragraph (e) of this <br />Section 3.09. <br />(b) The annual assessment for each owner shall be <br />calculated by multiplying the Auto Mall Maintenance Costs by <br />a fraction, the numerator of which shall be the total square <br />footage owned by the owner, and the denominator of which <br />shall be the total square footage of all the Lots in the <br />Auto Mall. <br />(c) "Auto Mall Maintenance Costs" includes all <br />moneys paid out during an accounting period for reasonable <br />costs and expenses directly relating to; <br />(1) The maintenance, repair, operation and <br />management of the Auto Center as provided in Section 3.04; <br />(2) Premiums for insurance purchased <br />pursuant to Section 3.06; and <br />(3) Any property taxes and assessments on <br />the Primary Identification Sign(s) pursuant to Section <br />3.05. <br />(d) The accounting period shall be a one -year <br />period commencing on January 1 and terminating on the next <br />24 8-194 <br />
