The Association may bring an action at law <br />against the Owner personally obligated to pay the <br />assessments, or foreclose its lien against the Owner's <br />property. No Owner may waive or otherwise escape liability <br />for the assessments provided for herein by non -use or <br />abandonment of his Lot. The Association shall have power to <br />purchase the Lot at foreclosure sale and to hold, lease, <br />mortgage and convey the same. <br />The sale or transfer of any Lot pursuant to <br />foreclosure or any proceeding in lieu thereof of such a <br />mortgage (except a deed in lien of foreclosure) shall <br />extinguish the lien of assessments as to payments which <br />become due prior to such sale or transfer. No sale or <br />transfer shall relieve such Lot from liability for any <br />assessments thereafter becoming due or from the lien <br />thereof. <br />3.10 Powers and Authority of the Dealers Association <br />Acting through the Board of Directors and subject <br />only to the limitations expressly set forth in the Articles <br />of Incorporation of the Dealers Association, its Bylaws and <br />this Declaration, the Dealers Association shall have all of <br />those powers set forth in its Articles of Incorporation, <br />together with its general powers as a nonprofit corporation, <br />generally to do any and all things that such an association <br />27 8 -197 <br />
