Main Street, Tustin, CA 02780 <br />Subject: Community Meeting for 1901 E. 1st Street (1't Street & Cabrillo) <br />Lyon Team: Chris Coe — COEArchitecture (Architect) <br />Duane Border — Duane Border Design (Landscape Architect) <br />Ashley Liddiard — Lyon Communities (Assistant Project Manager) <br />Cynthia Eppeldauer — Lyon Communities (Vice President, Development) <br />Jim Teegarden — Lyon Communities (Construction Manager) <br />Peter Zak -- Lyon Communities (Senior Vice President, Development) <br />The Community Meeting began at 6:20PM with Chris Coe of COE Architecture International <br />presenting a PowerPoint presentation outlining: <br />Site location <br />o Corner of 1st Street and Cabrillo Park Drive, across from the Xerox tower. <br />a Implementation of the development forms and uses outlined in the MEMU Overlay <br />Zone to create a vibrant neighborhood <br />• Activate the ground floor. <br />• Create streetscapes with more pedestrian orientation and connection. <br />• Include retail space on the corner of 15t Street and Cabrillo Park Drive for <br />neighborhood serving retail, such as a caf6Jdeli. <br />Project Description <br />• Retain the use of the existing parking garage to save on cost and resources. <br />• 3 -story townhomes and 5 -story residential flats will wrap the 4 -level parking <br />garage. <br />• The recreation deck with the pool, spa, seating areas and clubhouse will be <br />located above the parking garage. <br />• Public open space, common, and private open spaces (patios and balconies) are <br />incorporated into the project. <br />EXHIBIT 10 <br />75AP93 <br />
