o Public Open Space represents 15% of the property, meeting the requirement and <br />equates to a 33,000 sf community park. <br />Duane Border of Duane Border Design presented the landscape plans. Duane described the <br />public open space as the jewel of the project. The public open space will have an urban feel and <br />include vibrant landscape, seating walls and inviting spaces where the community can gather. <br />The fire lanes are designed with trees lining along the alley way to promote walkability, creating <br />a strong pedestrian environment. The main recreation center is programmed with more active <br />entertainment spaces while the courtyard serves as a more passive outdoor setting. <br />Peter Zak, Senior Vice President of Lyon Communities, discussed Lyon Communities' 50 -year <br />history of developing and managing Its portfolio of 10,000 units. Lyon primarily builds and owns <br />Its projects for the long -term. Lyon also has a strong working relationship with the City of Santa <br />Ana primarily due to the successful progress of Lyon Communities' high -end residential project, <br />The Marke, currently under construction with 300 units at Main & MacArthur. <br />The presentation was followed by questions: <br />1. Is the project for purchase or rental? <br />a. The project will be entitled as condos and operated as rentals. <br />2. What will be the (rental) price per square foot? <br />a. Lyon is unable to answer at this time. The price is determined by the market. <br />3. Will there be gated access? <br />a, Yes, the garage will be gated. <br />4. Will this project be considered low, middle or high end? <br />a. High end <br />5. Is there a website for the project? <br />a. The project will be posted on the Lyon Communities website in the next month <br />or so, <br />6. Is the site plan set in stone? <br />a. We are open to suggestions. <br />7. How are we going to treat the chain link fence? <br />a. As we move through the design process, fencing detail will be developed. <br />8. Will we replace the jacaranda trees along Golden Circle? <br />a, Yes. <br />9. A tenant of The Georgetown Building is concerned with Its balcony losing privacy to the <br />residents of the townhomes. <br />a. Chris Coe explained that the floors will most likely not align with their building's <br />floor height, typically different between office and residential buildings. <br />10. A tenant of the Xerox Building expressed concern with the homeless. <br />a. The project will include many levels of security Including access control, video <br />cameras and onsite staff. <br />11.
