HOUSING CONSTRAINTS <br />Residential Development Standards <br />The Transit Zoning Code provides a range of residential development standards <br />that are based on building type. The TZC envisions up to 13 building types, of <br />which 10 permit multiple - family housing. Densities range from 5 units per acre <br />for a single - family house to 90 units per acre for tower -on- podium products. The <br />wide range of densities and building heights permitted in the proposed plan <br />would greatly facilitate housing production for a wide range of family types and <br />household incomes. <br />Summarized in Table B -10, the development standards facilitate the development <br />of building types that are affordable to a range of income levels. The proposed <br />parking requirements, 2 tenant spaces plus 0.15 -0.25 guest spaces per unit, reflect <br />the transit - oriented nature of the area. The TZC proposes modest minimum and <br />maximum setbacks (0 -15 feet), depending upon the development zone, to <br />promote a more active street front. Density ranges represent the limits of each building type and the dwellings it can accommodate per acre. <br />2. The first number is the minimum lot width and the second number is the maximum lot width. <br />3. Unless otherwise noted, the amount of open space required is calculated as a percentage of the lot area. <br />4. Each ground floor unit shall have a yard of at least 150 square feet. Aboveground floor units are exempt. <br />5.
