HOUSING CONSTRAINTS <br />Transit Zoning Code Districts <br />The Santa Ana Transit Zoning Code (TZC) provides a new planning framework <br />to strengthen existing neighborhoods and guide future development along the <br />Santa Ana Boulevard corridor, the Downtown, the civic center area, and the <br />Logan and Lacy neighborhoods. This plan strengthen Santa Ana's core as a <br />regionally important transit - oriented district and government center, supported by <br />diverse neighborhoods. First released in October 2007 for public review, the <br />Transit Zoning Code was adopted in 2010. <br />As a place matures and its livability and economic value increase, a diverse set of <br />housing choices can attract an increasingly varied resident population. Therefore, <br />a fundamental component of the plan is to create a variety of housing choices <br />within pedestrian - friendly residential and mixed -use neighborhoods. The TZC <br />allows a variety of housing types such as single - family residences, rowhouses, <br />stacked flats, liner housing, and high rises. <br />With the adoption of the Transit Zoning Code, the area has the general plan land <br />use designations and zoning districts to support the development of new housing. <br />Multiple- family housing is permitted by right, subject to a conformance review. <br />For existing industrial uses within the TZC area, property owners may develop <br />sites as residential uses should they choose to activate the overlay zone, much like <br />the current Metro East Mixed Use Overlay Zone.
