not Landlord has consented to the same, the rate of "All Risk" or other type of insurance maintained by Landlord on or with respect to the Building <br />and fixtures and property therein, shall be increased to an amount higher than it othenvise world be, Tenant shall reimburse Landlord for all <br />increases of Landlord's insurance premiums so caused within ten (10) days after delivery of written demand therefor by Landlord.
