Exhibit F- Scope of Work <br />First Street Apartments <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />OVERVIEW <br />AMCAL Multi-Housing proposes to develop a multi-family apartment complex consisting of <br />seven buildings (Six Residential + One Community Laundry Building) on one site located at <br />1440 East First Street Santa Ana, CA 92701, with the following unit plan: <br />35 Two Bedroom / Two Bath 782 Average Square Feet <br />28 Three Bedroom / Two Bath 1,031 Square Feet <br />6 Four Bedroom / Two Bath 1,219 Square Feet <br />69 Total Units <br />Of the 69 total units, 68 will be reserved for affordable households and 1 unit will be an <br />unrestricted Manager’s Unit. <br /> Unit Types: Flats <br />Buildings: Six (6) Residential + One (1) Community Laundry Building <br />Number of Stories: Three Stories from grade (three residential levels with tuck under <br />parking and additional on grade parking). <br />Construction: Type V <br />Energy Efficiency: LEED Silver <br />Site Area: 2.16 Gross Acres (94,098 SF) <br />Laundry Facility: A central laundry building will be provided for all residents <br />including a total of seven (7) washers and seven (7) dryers. <br />Community Room: A 2,008 square foot Community Space will be provided including <br />a community kitchenette, lounge, computer lab, and supportive <br />services offices. <br />EXHIBIT 3 <br />3-104
