The on and off -site <br />circulation is not impacted by the proposed layout and all future <br />development is required to be designed to tie in with the overall <br />project. The proposed map will facilitate the development of the <br />long-range redevelopment plan and contribute to the long-term success <br />of the project. <br />The overall project is not an intensification of activity from the <br />original redevelopment plan for the site and area. As such, <br />dedication and street improvements on Main Street or MainPlace Drive <br />are.not necessary with this project. <br />2, Parking <br />The current City parking requirement was developed to satisfy the <br />demands of small retail centers that are characterized by high trip <br />generation and short vehicle parking time on -site. A regional mall, <br />however, generates parking demand at a lower rate because of more <br />extended stays and high pedestrian activity.
