City of Santa Ana Addendum to the <br />MainPlace Mall Transformation Proiect Fashion Square Commercial Center Final EIR <br />Provide adequate parking including a shared parking program. <br />3.2 PROJECT CHARACTERISTICS <br />The Project site is currently developed with 1,130,000 square feet of commercial uses <br />within an enclosed mall building. There are 4,882 parking spaces in surface parking lots <br />and 3 parking structures. In addition, the site is currently entitled for the following <br />additional development (i.e. entitled, but not yet constructed, development): <br />379,255 square feet of additional commercial space; <br />1,500,000 square feet of office space; and <br />400 hotel rooms. <br />Proposed Modifications to the Land Use Program <br />The Project proposes adoption of a Specific Plan that would modify the existing land <br />use entitlements for the site by reducing the total commercial, office, and hotel uses and <br />adding residential uses. This diverse mixture of uses fulfills the purpose of the General <br />Plan's District Center land use by providing residential uses in a mixed -use setting. <br />Buildout of the proposed Project includes the following: <br />270,000 square feet of commercial (bringing the total commercial development to <br />1,400,000 square feet, reduced from the currently entitled 1,509,255 square <br />feet); <br />• Development of up to 750,000 square feet of new office uses, generally facing <br />Main Street, reduced from the currently entitled 1,500,000 square feet; <br />• Development of up to 400 hotel rooms, consistent with the current entitlements; <br />• Development of up to 1,900 residential units; <br />• Provision of an urban park -like gathering space; and <br />• Vacation of a portion of Main Place Drive between Bedford Road and Main <br />Street, replacing it with a private drive. <br />Table 1 provides a comparison of the Originally Approved Plan, the Current <br />Entitlements, and the change that would result from the proposed Project. <br />22 <br />
