To accomplish this, the Specific Plan <br />divides the Project site into ten planning areas/parcels, as shown in Figure 4, Land Use <br />Plan. <br />Development Standards <br />The MainPlace Specific Plan establishes development standards that would control all <br />subsequent development on the site. The development standards identify the following <br />permitted and conditionally permitted uses on the site: <br />Permitted Uses: <br />Commercial/retail and service uses <br />Office uses <br />• Commercial recreation <br />• Gymnasiums and fitness clubs <br />• Hotels <br />• Restaurants <br />• Theaters and Cinemas <br />• Performing/cultural arts venues <br />• Daycare centers for minors <br />• Museums and science centers <br />• Municipal uses <br />• Multifamily apartments or condominiums <br />• Showrooms <br />• Structured and surface parking <br />• Incidental support commercial uses within an office building <br />• Utilities and wireless communication facilities <br />23 <br />
