City of Santa Ana MainPlace Mall Transformation Project <br />Traffic Impact Study <br />2 PROPOSED PROJECT DESCRIPTION <br />2.1 Project Location <br />The approximately 49.04-acre project site is currently occupied by the existing MainPlace Mall in the City <br />of Santa Ana (City). The project site location is shown in its regional setting on Figure 1, Vicinity Map. A <br />site plan for the existing site is provided on Figure 2, Existing Site Plan. <br />The site is in the northern portion of the City and is generally bordered on the north by State Route 22 <br />(SR-22 — the Garden Grove Freeway); on the south by MainPlace Drive and commercial development <br />south of MainPlace Drive; on the east by Main Street; and on the west by Interstate 5 (1-5 — the Santa Ana <br />Freeway). Primary arterial access to the Specific Plan area is from Main Street, Town and Country Road, <br />and Broadway, which provide access to 1-5 and SR-22. A four -lane perimeter access road, MainPlace Drive, <br />serves as a ring road around the north, west, and south sides of MainPlace Mall, and connects to the <br />surrounding street system in four locations: <br />• A signalized intersection at Main Street, aligned with Town and Country Road, near the northeast <br />corner of the project site; <br />• A signalized intersection at Main Street, aligned with Memory Lane, at the southeast corner of <br />the project site; <br />• An unsignalized intersection with Bedford Road, on the north side of the site; and <br />• A signalized intersection with North Broadway, on the south side of the site. <br />In addition, access to the project site includes the following: <br />One signalized driveway on Main Street, at the center of the MainPlace Mall frontage, aligned <br />with East City Place Drive; <br />Two unsignalized right-in/right-out only driveways on Main Street, and <br />Several internal driveways along MainPlace Drive, which provide access to the parking areas <br />around MainPlace Mall. <br />The project site is currently designated in the City's General Plan as District Center and existing zoning is <br />General Commercial (C2), which includes a range of commercial uses as well as all of the uses allowed in <br />the Community Commercial (Cl) zone. Land uses surrounding the project site are predominantly large <br />roadways and freeways and commercial uses, with limited residential in the vicinity. The Discovery Science <br />Center is located approximately 800 feet to the south. <br />2.2 Proposed Project <br />The total building area for MainPlace Mall is currently 1,130,000 sf of commercial / retail uses within an <br />enclosed mall building. There are 4,882 parking spaces in surface parking lots and 3 parking structures. <br />The MainPlace Mall is currently entitled for the following additional development: <br />379,255 sf of additional retail space, bringing the retail square footage to a total of 1,509,255 sf; <br />1,500,000 sf of office space, and <br />400 hotel rooms. <br />Kimley>»Horn Page 13 <br />
