Pass-by reduction assumptions for the shopping center, quality restaurant, and high turnover (sit-down) restaurant uses are consistent with the current ITE Trip Generation Handbook (3rd Edition, 2017). A 5% reduction has also been applied to account for transit mode share, consistent with other projects in the City of Santa Ana. As shown in Table 4, the proposed Project is estimated to generate 3,026 trip-ends per day with 261 AM peak hour trips and 325 PM peak hour trips.
