Centered above the balconet, applied iron scrollwork and a tripartite stained-glass <br />window with wood frames add decorative accent to the second story. Another horizontal <br />accent is provided by a stringcourse that forms a continuous header for the second-story <br />windows. <br />Above, an identical cornice terminates the roofline. Second-story windows consist of a <br />pair of six-over-six, wood-framed double-hung sashes and French doors opening onto <br />the balconet. First-story fenestration follows this pattern, with six-over-six, wood-framed <br />double-hung sashes, two of which are located on the south half of the façade, and four <br />grouped on the square bay on the north portion of the facade. Located in the central bay <br />of the three-bay façade, the principal entry consists of a wood paneled door that is <br />elevated on two steps and recessed beneath the balconet. Extending above the south <br />elevation, an attached, stucco-clad chimney rises above the roofline. <br />Project Description <br />The proposed exterior modifications along the first floor include the partial demolition of <br />a rear wall (adjacent to the existing kitchen) and the demolition of a “bump out”/extension, <br />approximatley 100 square feet in size. Along the second floor, the exterior work would <br />include partial demolition of a rear wall and bay window. The proposed demolition will <br />accommodate a first floor addition of approximately 225 square feet, first floor remodel, <br />and a second floor addition of approximately 188 square feet to accommodate a new <br />bathroom, closet, and new second story rear balcony. <br />The first floor addition would extend approximately nine feet towards the rear (east) of the <br />property and be approximately 24 feet wide. The addition/remodeled first floor would <br />include the kitchen and breakfast nook expansion, with a set of new French doors leading <br />towards rear yard and two multi-light double-hung windows, along the east (rear) and <br />south elevations. The second floor addition would also extend approximately nine feet <br />towards the rear but would include a second story deck approximately 38 square feet in <br />size, towards the northeast corner of the residence. The second story addition would also <br />include multi-light double-hung windows along the east (rear) and south elevations. <br />The proposed addition is designed with a built-up/flat roof with gutter and would not <br />exceed the existing height of the two-story residence. The addition would include new <br />exterior stucco and wood fascia board to match the style, color and texture of the existing <br />residence. All new windows and French doors are proposed to be wood and dual glazed <br />and would match the existing, including the wood trim. The proposed alterations will be <br />located in the rear of the house, where it is not generally visible from the public right-of- <br />way, and avoids the most significant and character-defining features. <br />Historic Resources Commission 6 –2 7/7/2022
