Our team is well versed in <br />developing design concepts and related activities <br />needed to establish the parameters for final design <br />and documentation. <br />Task IV - Sample Deliverables <br />• Site diagram with a list of project criteria and design <br />components for consideration with imagery <br />• Precedent imagery <br />• Design plan options and comparative studies <br />• 3D visualizations/simulations (utilizing SketchUp <br />models with Lumion, Enscape or Photoshop rendering <br />techniques) with `before' photo references <br />• 3D Animations and 3D models (laser cut, wire or <br />powder printed) <br />• Illustrative conceptual overall plans and selected <br />design enlargement plans <br />• Illustrative 'before' and 'after' sections <br />• Proposed planting palette, building material palette, <br />and site furnishings palette <br />• Rough Order of Magnitude (ROM) cost estimates <br />• Make presentations City Staff, Planning Commission <br />and City Council meetings <br />• Final report and Design concept package <br />Task V - Meetings and Presentations <br />S111 has vast experience with attending, facilitating <br />and developing all presentation materials and <br />agendas for meetings with City Staff, Neighborhood <br />Associations, Permitting Agencies, Boards, <br />Commissions, and City Councils. Scheduling ongoing <br />check -in meetings is an important part of effective <br />project communication. Following the kick-off, Studio <br />One Eleven will coordinate with the City to establish <br />a cadence for bi-weekly or monthly check -in calls via <br />Microsoft Teams or similar teleconference platform. <br />These regular check -ins will provide an opportunity <br />to chart completed tasks, review status of ongoing <br />work, reaffirm key milestones, goals, and deliverables, <br />and flag any anticipated issues that may impact <br />the schedule or budget and prepare for upcoming <br />presentations. <br />Task V - Sample Deliverables <br />• Attend bi-weekly or monthly meetings <br />• Prepare a meeting summary, including action items, <br />for each meeting. <br />• Refine project schedule and list of outstanding <br />information needed for project development. <br />• Attend presentation(s) to share community feedback <br />along with tailoring presentation materials for specific <br />meetings. <br />• Materials provided in PDF or Powerpoint format <br />and include suggested design, studies/analysis, <br />concept plans/options, precedent imagery, 2D and 3D <br />renderings, and ROM estimates. <br />Task VI - Utility Search and Coordination <br />S111 would provide utility records search and <br />coordination via a sub -consultant civil engineer. <br />Task VI - Deliverables <br />• Research, review and compile as -built improvement <br />plans, utility information, and other available existing <br />public utility infrastructure record data within project <br />limits [sanitary sewer, water, storm drain, and dry <br />utility (electricity, gas, and communications) systems]. <br />• Review for potential impacts to the proposed design <br />and make recommendations for mitigating conflicts. <br />• Drafting available and applicable as -built utility <br />lines (both wet and dry) in CAD format for use by the <br />project team. <br />• Provide list of data and information required from the <br />City or other agencies. <br />Task VII - Site Surveying and Mapping <br />S111 would provide field survey, mapping and <br />topographic work to support a project design and <br />documentation effort via a sub -consultant surveyor. <br />Task VII - Deliverables <br />• Provide field measurements and mapping of raw <br />land and improvements within and adjoining the <br />mapping limits of the project area. <br />• Survey will show buildings, adjoining structures, <br />driveways and parking areas, hardscape, visible <br />utilities, invert elevations of accessible storm drain <br />manholes and catch basins, overhead utility wires, <br />poles, walls and fences, drainage structures, <br />waterways, major trees (4" and larger), V interval <br />contours and spot elevations throughout. <br />• Work will be oriented horizontally to CA State Plane <br />Coordinates and vertically to a referenced benchmark. <br />• Plans will be prepared using AutoCAD (Civil 3D <br />software with comprehensive digital surface). <br />Task VIII - Contract Documents (3-6 months) <br />We are especially enthusiastic about the opportunity <br />to realize our conceptual designs.
