The goal of this phase of work is to present big ideas and alternates for consideration, in order to define a preferred direction. Our team is well versed in developing design concepts and related activities needed to establish the parameters for final design and documentation. Task IV - Sample Deliverables • Site diagram with a list of project criteria and design components for consideration with imagery • Precedent imagery • Design plan options and comparative studies • 3D visualizations/simulations (utilizing SketchUp models with Lumion, Enscape or Photoshop rendering techniques) with `before' photo references • 3D Animations and 3D models (laser cut, wire or powder printed) • Illustrative conceptual overall plans and selected design enlargement plans • Illustrative 'before' and 'after' sections • Proposed planting palette, building material palette, and site furnishings palette • Rough Order of Magnitude (ROM) cost estimates • Make presentations City Staff, Planning Commission and City Council meetings • Final report and Design concept package Task V - Meetings and Presentations S111 has vast experience with attending, facilitating and developing all presentation materials and agendas for meetings with City Staff, Neighborhood Associations, Permitting Agencies, Boards, Commissions, and City Councils. Scheduling ongoing check -in meetings is an important part of effective project communication. Following the kick-off, Studio One Eleven will coordinate with the City to establish a cadence for bi-weekly or monthly check -in calls via Microsoft Teams or similar teleconference platform. These regular check -ins will provide an opportunity to chart completed tasks, review status of ongoing work, reaffirm key milestones, goals, and deliverables, and flag any anticipated issues that may impact the schedule or budget and prepare for upcoming presentations. Task V - Sample Deliverables • Attend bi-weekly or monthly meetings • Prepare a meeting summary, including action items, for each meeting. • Refine project schedule and list of outstanding information needed for project development. • Attend presentation(s) to share community feedback along with tailoring presentation materials for specific meetings. • Materials provided in PDF or Powerpoint format and include suggested design, studies/analysis, concept plans/options, precedent imagery, 2D and 3D renderings, and ROM estimates. Task VI - Utility Search and Coordination S111 would provide utility records search and coordination via a sub -consultant civil engineer. Task VI - Deliverables • Research, review and compile as -built improvement plans, utility information, and other available existing public utility infrastructure record data within project limits [sanitary sewer, water, storm drain, and dry utility (electricity, gas, and communications) systems]. • Review for potential impacts to the proposed design and make recommendations for mitigating conflicts. • Drafting available and applicable as -built utility lines (both wet and dry) in CAD format for use by the project team. • Provide list of data and information required from the City or other agencies. Task VII - Site Surveying and Mapping S111 would provide field survey, mapping and topographic work to support a project design and documentation effort via a sub -consultant surveyor. Task VII - Deliverables • Provide field measurements and mapping of raw land and improvements within and adjoining the mapping limits of the project area. • Survey will show buildings, adjoining structures, driveways and parking areas, hardscape, visible utilities, invert elevations of accessible storm drain manholes and catch basins, overhead utility wires, poles, walls and fences, drainage structures, waterways, major trees (4" and larger), V interval contours and spot elevations throughout. • Work will be oriented horizontally to CA State Plane Coordinates and vertically to a referenced benchmark. • Plans will be prepared using AutoCAD (Civil 3D software with comprehensive digital surface).
