Pve gone through the proposed project and was shocked by the density in consideration. The <br />proposed density is completely beyond that of neighboring parcels and 7, aW beyond urhat should be <br />permittedforthis area. Smart planninginvolves creating shrinking density frommore intensive uses (i.e. <br />not only traffic count but also height considerations). The retail served as a buffer between the South <br />Coast Repertory & South Coast Plaza andthat of the lower density single family 2 blocks doom the <br />street (4 duf acre — 6 chlacre homes further northeast). This much density doesdt belong this close to <br />2-story multifamily & single-family product. The 13.1 acres of open space on a 41-acre site would net 28 <br />ac res of buildable area. This then suggests over 100-cb/acre + added density from the commercial, <br />senior care & hotel. This is clearly a strategy from the developexto suggest a density that provides <br />L7.1 <br />E <br />
