5. For assembly Group A occupancies, the main exit shall front on at least one street <br />or an unoccupied space of not less than 20 feet in width that adjoins a street or <br />public way. (Per 2022 CBC, Section 1030.2) <br />6. Please note that if the change in occupancy results in more than 300 occupant <br />load then the building may be reclassified from Occupancy Classification II to III <br />per Table 1604.5 of CBC. Per Section 407 of the 2022 California Existing Building <br />Code (CEBC), when a structure is reclassified to a higher occupancy category, the <br />structure shall conform to the seismic requirements for a new structure of the <br />higher occupancy category. <br />7. The proposed project must be accessible to the persons with disablities. Reference <br />should be made to the California Building Code and Federal Accessibility Laws for <br />complete requirements. It is the project designer’s/property owner’s responsibility <br />to show compliance with all applicable Federal and State Accessibility laws and <br />regulations. Show all site related items on drawings prior to approval of site plan <br />and show full compliance on drawings when submitted into Building Safety Division <br />for reviewing. <br />(a) Accessible parking stall(s) with access aisle and accessible path of travel from <br />the accessible parking to the building primary accessible entrance. <br />(b) Accessible route to raised stage and sound room. <br />(c) Detectable warnings for disabled accessible path of travel shall be minimum 3 <br />feet in width and color in yellow. <br />(d) Etc. <br />II. PLANCHECK SUBMITTAL - BUILDING SAFETY DIVISION <br />A. Building Safety Division: <br />The following are general requirements. Drawings and supporting documentation <br />submitted into Building Safety Division Plan Check must show compliance. <br />1. Project shall comply with the current state building codes adopted by the City of <br />Santa Ana at the time of permit application submittal. Currently they are the 2022 <br />California Building Code (CBC), 2022 California Mechanical Code, 2022 California <br />Plumbing Code, 2022 California Electrical Code, 2022 California Energy Code, <br />2022 California Green Standards Code (CALGreen) and the Santa Ana Municipal <br />Code (SAMC). Compliance to all applicable state and local codes shall be required <br />prior to issuance of building permits. <br />2. The Building Safety Division should be consulted for plan check design and <br />submittal requirements. Electrical, plumbing, mechanical, fire sprinkler systems, <br />and grading work requires separate plans, applications, fees and permits. <br />Compliance shall be made with the California Code of Regulations, Title 24, Part <br />6 requirements for energy conservation. For submittal requirements, please call <br />(714) 647-5800 and ask for a Permit Technician. Appointments can be made <br />between 8 a.m. and 12 noon to submit plans. <br />3. This review is primarily for site related issues only. <br />
